James "Jim" L. Neal
Founding Principal

Prior to founding Talon, Jim was President and CEO of Metzler North America Corp. (MNA), the institutional real estate advisory arm of Bankhaus Metzler.  Jim originally established Metzler’s US real estate investment platform in 1987. Under Jim’s leadership, MNA executed investment, development, leasing, and disposition volume totaling more than US $8.2 billion in a broad range of property types and risk profiles in 17 strategic markets nationwide.

Upon forming Talon in September 2009, Jim relinquished his daily operating responsibilities at MNA, agreeing to serve as Chairman through December 2010, providing oversight and guidance to the firm’s institutional investors. Established in 1674, Bankhaus Metzler is the oldest and largest privately-held merchant bank in Europe, led today by an 11th generation Metzler family member.

William "Bill" R. Pollard
Founding Principal

Bill is the co-founder and Managing Principal of Talon Private Capital (“Talon”), LLC. Talon is a Seattle based, 21 person, private equity company focused on commercial real estate investments on the West Coast. Talon has current total investments exceeding $200 million dollars and provides asset management for third party owners totaling over 3.5 million square feet. Prior to co-founding Talon in late 2009, Bill was a Principal and co-founder of Pacific Real Estate Partners, Inc., (PREP) a regional commercial real estate brokerage. Over 17 years at PREP, he was instrumental in growing of the brokerage to market dominance in the Pacific Northwest.

Bill was consistently recognized as one of the leading brokers in the Pacific Northwest. He earned the prestigious Seattle Broker of the Year award four times, and was a finalist three additional times. The national industry research firm Costar recognized Bill as a “Power Broker” for seven consecutive years.

Corporate titans such as AT&T, General Electric, and Safeco Insurance Co. retained Bill for multiple transactions totaling more than 3 million square feet of space. In 2007, Bill was retained by Safeco Corporation to sell both of their corporate headquarters – encompassing more than 1.3 million square feet – for $345 million. Simultaneously, he represented the insurer in relocating its headquarters for 600,000 square feet into downtown Seattle.

In addition to Bill’s tenant work, he has exclusively represented many of the region’s most successful new office developments for lease. His client list includes Hines, Prudential, Beacon, EOP, LBA, Rockwood, and Schnitzer West. In 2008, Bill completed one of the largest leases in Seattle history, the 1.3 million-square-foot lease for Microsoft in Bellevue at the Bravern and Advanta developments. Bill also led an institutional investment brokerage team at PREP. Since 2005, this team sold 25 multimillion-dollar assets collectively worth more than $3 billion. These assets ranged from downtown office projects, large industrial distribution developments, and regional retail centers. Bill’s clients included LBA, ING, Broadreach, Kennedy Associates, EOP, Blackrock, RREEF, Prudential, and multiple private owners.

Before PREP, Bill was with the Grubb & Ellis Company as a leasing broker from 1987 to 1992.

Bill graduated from Lewis and Clark College in 1985 with a bachelor’s in International Affairs. He has lectured and been a guest speaker at numerous industry conferences including NAIOP, SIOR, BOMA, and others. Bill lives in Yarrow Point with his wife of 22 years and two children.

Christa Chambers
Chief Operating Officer

Before joining Talon in July, 2016, Christa was Chief Financial Officer at Kemper Development Company, a family-owned real estate company with more than 6 million square feet including 1.7 million square feet of retail housing over 300 brands; 1.7 million square feet of Class A office; 1,300 luxury hotel rooms; and 360 exclusive residences. While at KDC she closed over $1.3 Billion in construction, interim, and permanent debt transactions and negotiated ownership transfers, property acquisitions/sales and was responsible for the leadership of the company’s accounting, finance and IT departments.

Prior to joining Kemper Development in 2012, Christa was with KeyBank Real Estate Capital where she most recently held the title of SVP and Regional Executive. In this role, she was responsible for the leadership of a team of bankers that covered the Seattle, Portland, San Francisco, Salt Lake City and Las Vegas markets and provided interim, construction and permanent financing to private commercial real estate companies owning portfolios of $100 million to over $1 Billion in assets.

Christa serves on the Board of the Boys and Girls Club of Bellevue and is the President of the Bellevue Police Foundation. She is a member of the Urban Land Institute and the International Council of Shopping Centers.

Christa holds a Bachelor’s Degree in Business Administration with a Finance Concentration from Pacific Lutheran University.

Jeff Rakow
Director - Investments

Since joining Talon in 2011, Jeff has provided acquisition and asset management services for corporate, institutional and private clients, including portfolio management for Swedish Health Services, the leading regional hospital system in the Puget Sound region, with a real estate portfolio totaling over 4 million square feet.

Prior to Talon, Jeff worked at Morgan Partners Inc., a real estate investment firm that owns and operates a $200 million portfolio of commercial and residential real estate in Washington, Oregon, and California.  At Morgan Partners, Jeff worked in a variety of roles including acquisitions, financing and asset management.

Prior to his career in real estate, Jeff was an early employee at several software startups in Silicon Valley.

Jeff has an undergraduate degree in computer science from Princeton University and an MBA from the Anderson School at UCLA.

William Leedom
Director - Investments

Bill Leedom joined Talon Portfolio Services after working for several years at Metzler Real Estate based in Seattle.  Bill joined Metzler upon graduating with Honors from Columbia University and receiving his Masters in Business Administration.  In his role as asset manager at Metzler Bill had day to day asset management responsibilities for a portfolio of seven trophy class properties located in New York, Washington DC, Chicago, Seattle and San Diego that were owned by a German separate account client.  During his tenure he also had asset management responsibilities for four assets owned by the Metzler US Real Estate Fund ("MUSREF") located across the United States.  Prior to Metzler, Bill interned at Seattle based Schnitzer West between his first and second year of business school as Schnitzer was in the process of developing several million square feet of office, condominium and retail projects. 

Before business school, Mr. Leedom worked at the investment bank Cascadia Capital as an Associate for four years.  While at Cascadia, Bill worked in both the mergers and acquisitions and private placement groups executing transactions on behalf of Cascadia's clients across the United States.  Bill began his career at Freeman & Mills in Los Angeles where he worked in the field of litigation consulting upon graduating from Claremont McKenna College with Honors and a degree in Economics-Accounting.

Graham Quill
Director - Investments

Graham joined Talon Private Capital shortly after moving to Seattle in the Fall of 2010. He leads investment efforts for Talon's private and institutional capital as well as manages a number of Talon's current assets. 

Prior to Talon, Graham was the assistant Director for Schweitzer Mountain Real Estate, and project manager for MountainSide, a fractional ownership development project at Schweitzer Mountain Resort in Sandpoint Idaho.

Graham was raised on the island of Maui, Hawaii, and received his Bachelor's degree from Bowdoin College in Maine.

Wende Miller
Senior Leasing Director

Wende Miller is Senior Leasing Director for Talon Portfolio Services (TPS).  Prior to TPS she was the Business Development Director for local commercial construction company, Unimark Construction Group, where she utilized her 18 years of commercial real estate relationships to grow revenue and expand the company’s business platform.  Wende has spent the majority of her real estate career as a broker specializing is significant transactions for major law firms, corporations, financial institutions and professional and technical firms in the Puget Sound Region.

A significant portion of Wende’s brokerage tenure was at Cushman & Wakefield and Colliers International where her team completed transactions totaling over 4 million square feet over her 12 years with the two firms.  Her unique understanding and knowledge of the Puget Sound Market allows her to ensure advantageous economic terms while exceeding her client’s goals for the foreseeable future. Wende attended Coastal Carolina University in South Carolina.  Wende is a member and actively involved in several industry related organizations such as Commercial Real Estate Women (CREW), CoreNet, National Association for Industrial and Office Properties (NAIOP) and Downtown Seattle Association (DSA).  She is also committed to giving back to her community having served as a board member for the Hope Heart Institute, Camp Fire USA and a member of the Jubilee Women’s Center Steering Committee where they were successful in raising $5 million in a capital campaign.  Additionally, Ms. Miller has enjoyed coaching track & field, basketball and soccer for her children’s teams at St. Joseph School in Seattle for the last 7 years.

Liang Tang, CPA

Liang Tang joined Talon Private Capital in 2012.  As Controller, Liang oversees the accounting and financial operations of Talon and its portfolio of commercial properties.  She is responsible for corporate and property accounting, construction job cost accounting, financial reporting, budgeting, treasury and cash management, internal controls, tax compliance and year-end audits.  She is also responsible for payroll, employee benefit plan administration and other human resource functions.

Liang has nearly 20 years of experience in accounting and tax. Prior to joining Talon, she was the assistant controller at Metzler Realty Estate where she managed the accounting and reporting for institutional and private real estate funds and separate account clients and ensured their tax compliance.  Prior to joining Metzler, Liang was the tax manager at Hagen, Kurth, Perman and Company, a Seattle-based public accounting firm, where she served primarily closely held businesses and high net-worth individuals in a variety of industries, including real estate, construction, investment, healthcare and financial services.  At Hagen, she was responsible for client accounting reviews, tax planning and consulting, federal and state income tax filings, state and local business tax filings, payroll tax filings, financial statement compilation and review, and accounting system setup.

Liang is a licensed Certified Public Accountant and a Chartered Global Management Accountant.  She is an active member of the American Institute of Certified Public Accountants (“AICPA”) and the Washington Society of Certified Public Accountants (“WSCPA”).  She also serves on WSCPA’s International Committee and Construction/Real Estate Industries Committee.

Liang received her Bachelor’s degree from Guangxi University in China, an MBA degree from University of Hawaii, and a Master’s degree in Professional Taxation from University of Washington. 

Thuy Tran
Senior Asset Management Associate

Joining Talon Private Capital in 2016, Thuy supports the Investment Directors in the acquisition, disposition and asset management of Talon’s portfolio.  Previously a financial analyst with JLL, Thuy brings her market knowledge and experience underwriting properties ranging in complexity from single tenant buildings to multi-tenant $500M+ portfolios. Prior to JLL, Thuy worked at McKee & Schalka as a commercial real estate appraiser valuing a variety of property types including office, retail, land, industrial, and special purpose properties.

Thuy graduated from Yale University with a Bachelor’s degree in Cognitive Science.


Martha Wilson-Grills
Accounting Manager

Martha Wilson-Grills assists the Controller in all areas of accounting. Her major responsibilities include managing and maintaining Talon’s portfolio of commercial properties in the MRI accounting database.

Martha has over 23 years of real estate accounting experience. Before joining Talon, she was the accounting supervisor at Metzler Real Estate where she managed the accounting of Metzler’s residential and commercial properties and maintained the MRI accounting database, providing support and training to over 100 users. She was also responsible for the day-to-day cash management.

Martha enjoys walking and since 2008 has completed over 8 half marathons, the most recent one this past January while in Maui.


Marina Chao Palmer
Staff Accountant

Marina Chao Palmer joined Talon Private Capital in 2014. Marina performs property accounting and provides support to Controller and Accounting Manager in carrying out various other financial functions for Talon and its managed properties.

Marina has over 10 years of experience in accounting.  Prior to joining Talon, she was the accounting manager at Santé Shipping Lines and oversaw the accounting of its subsidiaries.  Prior to joining Santé Shipping Lines, Marina was the property accountant at Miami Management where she was responsible for the accounting and financial reporting for a portfolio of 38 clients, including commercial and residential properties and homeowner associations.

Marina received a Bachelor’s degree in Accounting from Florida International University and is currently pursuing an MBA degree and CPA certification.

Marc Michalson
Development Manager

Marc Michalson joined Talon Private Capital in January 2015.  His focus is on project execution for requirements of all sizes.

Prior to Talon, Marc was with CBRE, the Trammell Crow Company and a local general contractor.  During the last ten years he has led projects for Fortune 500 tenants, institutional investment owners and local developers.  He also helped represent a local healthcare client on the planning and development of over $400M in new facilities.

Marc holds a Bachelor’s degree in Construction Management from the University of Washington and is a member of the CMAA local chapter.
