Bellevue-based real estate developer breaks ground on new Kirkland office building

Talon Private Capital, a commercial real estate investment firm headquartered in Bellevue, announced on March 21 that it has broken ground on a new commercial office building in Kirkland called ‘Ascent.’

Located at 422 6th St S across the street from Google’s 400,000-square-foot 6th Street campus, Ascent is a three-story, over 57,000 square-foot office building offering a full-building leasing opportunity with expansive deck space and views of Lake Washington and the Olympic Mountains.

“With Eastside vacancy rates around 5 percent currently and more employees now returning to the office, Ascent offers a unique, full-building branding opportunity for tenants seeking an exceptional office environment and the flexibility to expand in place as needed.” said Bill Pollard, Co-Founder and Managing Principal of Talon Private Capital. “Although tech companies have been driving the majority of leasing activity across the Puget Sound, as we move forward on construction, we are excited to be receiving inquiries from a variety of potential tenants from family offices and private wealth management firms to upscale medical service providers who are looking for a statement building that will appeal to both employees and clients.”

Designed by Bellevue-based firm FREIHEIT Architecture, the three-story Ascent building features expansive floor-to-ceiling glass windows with open floor plates and an over 1,300 square-foot outdoor amenity deck for entertaining and relaxing. With underground parking at a 3.3 to 1,000 parking ratio and a variety of employee amenity spaces, Ascent boasts a “unique and sophisticated modern office environment.”

The Ascent site is also directly across the street from Google’s 400,000 sq. ft. 6th Street office campus and within walking distance to Google’s 760,000 sq. ft. Kirkland Urban office campus and 150,000-square-foot Kirkland Urban Retail Center, which Talon co-developed from 2016 to 2019 before selling it to Google.

Ascent also offers expansive outdoor opportunities and recreational space for tenants. Located near the 23-acre Everest Park, Ascent is also adjacent to the six-mile Cross Kirkland Corridor walking and biking trail and its newest expansion, Feriton Spur Park, which includes a new 16-foot-wide paved trail, pickleball court, urban farm, upgraded cafe, splash area and amphitheater. Retail, dining, and shopping options also abound with the building’s close proximity to the popular downtown Kirkland retail center, Carillon Point and Kirkland Urban.

Talon also says they will pursue LEED-EB certification for the building.

Construction on the project is slated to begin, with completion anticipated in the second quarter 2024. Project team members include Foushee, the general contractor, FREIHEIT Architecture , Broderick Group, for leasing, and Talon Private Capital.
