This asset had significant tenant roll over exposure, and due to its age, was susceptible to loss of tenants to newer assets. Talon implemented a comprehensive tenant retention program, complimented by a series of capital improvements to the interior and exterior conditions of the asset. Talon was able to attract multiple high credit tenants from the suburban markets that were seeking an urban environment supportive of their creative office brands. Additionally, Talon retained most of the existing tenant base and sold the asset at 90% occupancy.
