As part of the large Seattle area portfolio, Talon, working in conjunction with Walton Street Capital, repositioned and stabilized this Bellevue CBD iconic high-rise. Talon’s work included over $5,000,000 of deferred maintenance and infrastructure investment, as well as $4,000,000 of authentic capital improvements. Talon was able to renew Symetra Life Insurance company for approximately 228,516 SF on a long- term lease. Talon was also able to secure new absorption at higher rents than had ever previously been achieved, with strong credit tenants including Wells Fargo Securities, Baird Securities, and Gallagher Benefit Services. Talon sold this asset at 90% leased, realizing a strong value increase.
